Get your home sale-ready in the shortest time possible with these tricks

Home selling season is upon us. Daffodils, Dandelions, and For Sale signs are popping up in yards everywhere. How do I sell my home fast? How do I sell my home fast for market value?

Plan the Preparation

Sometimes the research into selling a house can become overwhelming. Recommendations on remodeling the kitchen, putting in new countertops, appliances, painting, refinishing floors, all these things seem costly and time-consuming. There are things about your house that bother you that need to be fixed or changed. The light fixture in the bathroom doesn’t give enough light in the shower or there are shelves in the hall closet that need to be replaced.

Pack It or Pitch It or Pimp It

As you pack, take time to make an inventory. Each box should have a list and pictures. Note the room and make sure to label everything. This will help not just you in making sure that you have everything, but also can be used for homeowner’s insurance or if there is a problem with the move and you need to have items replaced.

Now is a great time to throw away those holey socks, get rid of that stack of containers and old magazines. The five second rule, if you can’t find a reason to keep it in 5 seconds throw it away, or if it can be of use, put it in the donations box to take to your local charity shop. The Rooster Cookie Jar might not be your style anymore, but someone else may be looking for it.

Some items are irreplaceable so make sure to label and pack them carefully. Make sure these boxes are kept separate so you know where they are and can keep track of them.

The average house should take no more than 10 days to pack and purge. Make sure that you don’t pack items that you may need before you are out of the house, cleaning supplies, a small number of dishes, the coffee pot.

Fix It

Replace that hinge on the kitchen cupboard. Patch any holes from nails in the wall and touch up the paint. Paint either the entryway, kitchen, or master bedroom. While the whole house may need to be painted, timing allows you to paint one room, so the rooms that the buyer will most likely focus on are the ones to take care of.

Clean It

Whether it’s spring when you decide to sell or not, spring cleaning plus is a must. Scrubbing walls, floors, and windows with cleaners that won’t leave residual smell. Try to stay away from ammonia or bleach and if you do use it make sure to air out the house afterwards. Clean one space at a time, making sure to dust, clear cobwebs, ceiling fan blades, outlet covers and especially windows. By cleaning each space thoroughly, touch-ups between showings are easy and make your task in selling the house quicker.

Stage It

Put any personal items that you haven’t packed away. Hairbrushes, lotion, items that might subconsciously make the potential buyer see the house as your home and not their future home.

Set the dining room table, arrange the bookshelves, depersonalize. Make the bed each morning and make sure the laundry and towels are put away. You may want to rearrange the furniture or add a splash of color with throw pillows or new window treatments. That little extra care let’s the buyer put themselves in the house.

The Yard

Don’t forget the outside. The first impression of a freshly mowed lawn, weeded flower beds, trimmed bushes and trees invites them in. Plant colorful flowers and if you had a vegetable garden, show off the produce.
